Remember the golden rule

Many owners “expect” particular things as an unwritten rule. When the property is empty the agent is attending at their own cost. An agent only manages property when drawing a fee from hire obtained. How would you feel if an agent announced “I have taken the management fee for this month, sadly I had to chop the grass of 15 vacant homes so that the lease isn’t being transferred till next week”. Quite correctly this would infuriate you, so see why an agent charges for staff to go to homes. When rent isn’t being paid by the renter, the costs are still due because it’s the renter who fails to pay. Many owners believe this failure of payment reflects on the agent, but the owner is contracting the Glasgow Letting Agents to control the tenancy.

The management of the tenancy includes, as the situation arises, the necessity to follow their rental balance recovery procedure. This is a component of the service and not needed as a consequence of a failure of service.

For 8% – 15% of the rent picked up an agency never holds a hundred percent of the accountability for the property outside of contracted stuff like Gas Certificates. If you would like to see reference forms picked up by the agent this is completely sufficient and I might seriously recommend it.
